Pre fabricated house manufacturers

Selecting the structural core is the most critical decision for longevity. Light Gauge Steel (LGS) is the industry standard for its high strength-to-weight ratio, termite resistance, and fireproof properties. For extreme climates, ensure the steel is hot-dip galvanized with a coating of at least 275g/m² to prevent corrosion. If you are looking for cost-efficiency in temporary housing, EPS or Rockwool sandwich panels with a thickness of 50mm to 100mm provide a balance of structural integrity and thermal insulation.

To ensure the house is legal and safe, verify that the supplier complies with ISO 9001 for quality management and ISO 14001 for environmental standards. For specific markets, look for CE marking (Europe), AS/NZS standards (Australia/New Zealand), or ASTM/IBC compliance (USA). Always request structural calculation reports and wind load certifications (typically rated for 100-150km/h) to ensure the building can withstand local weather conditions.

Energy efficiency depends on the U-value of the wall and roof panels. High-quality prefab houses use Polyurethane (PU) foam or Glass Wool insulation to maintain internal temperatures. For windows, insist on double-glazed tempered glass with Low-E coating to reduce heat transfer. For acoustic privacy, ensure internal partitions have a sound insulation rating of at least 40dB.

Confirm whether the product is a Flat-pack, Expandable, or Modular (Container) design. Flat-packs reduce shipping costs but require more on-site labor. Ensure the supplier provides detailed 3D installation manuals, video tutorials, or remote engineering support. Verify that the pre-installed electrical and plumbing systems follow your country's code (e.g., UL for USA, SAA for Australia) to avoid expensive retrofitting during final connection.

The primary risks include non-compliance with local building codes and shipping damage. To mitigate these, use Made-in-China.com's Secured Trading services to protect your payment until the goods are shipped. Additionally, hire a third-party inspection agency (like SGS or Intertek) to conduct a Pre-Shipment Inspection (PSI) to verify dimensions, material thickness, and component counts against the Proforma Invoice.

Negotiate for a staged payment transition, such as 30% deposit, 60% after production/inspection, and 10% upon receipt of shipping documents. Demand a warranty period of at least 2-5 years for the main structure. On Made-in-China.com, prioritize 'Audited Suppliers' who have undergone comprehensive on-site factory verifications, as this significantly reduces the risk of dealing with middlemen.

Prefab houses are usually shipped in 40ft HQ containers. Ensure the supplier uses professional loading techniques with protective films and wooden crates for fragile items like glass and sanitary ware. Clarify the Incoterms; CIF (Cost, Insurance, and Freight) is convenient, but FOB (Free On Board) allows you more control over the shipping timeline and costs through your own freight forwarder.
