Home prefab manufacturers

Selecting the core structure is the most critical decision for longevity. For permanent residences, prioritize Light Gauge Steel (LGS) frames due to their seismic resistance, termite proofing, and high strength-to-weight ratio. If the project is for temporary or mobile use, Galvanized Q235 Steel containers are more cost-effective. Ensure all steel components undergo Hot-Dip Galvanization to prevent corrosion, especially in coastal areas.

Thermal performance depends on the wall panel core. For cold regions, Polyurethane (PU) sandwich panels are superior due to their low thermal conductivity. For fire-prone areas, Rock Wool panels are mandatory as they provide a Class A fire rating. Ensure the wall thickness is at least 75mm to 100mm for optimal energy efficiency and sound insulation.

To ensure the prefab home can be legally installed, verify that the supplier meets ISO 9001 for quality management and CE (EN1090) for steel structures. For the US market, components should align with IBC (International Building Code) or HUD standards. Always request SGS or Intertek test reports for formaldehyde emissions in interior finishes to ensure E0 or E1 grade safety.

Request a Structural Calculation Report from the manufacturer. A standard Home Prefab should be designed to withstand Wind Loads of at least 0.6kN/m² (approx. 120km/h) and Seismic Fortification of Grade 8. If you are in a hurricane-prone zone, specify a requirement for reinforced roof-to-wall connections and high-impact resistant windows.

Top-tier suppliers must provide BIM (Building Information Modeling) or CAD drawings for your approval before production. Ensure they can integrate pre-installed electrical and plumbing systems (AS/NZS, UL, or CE compliant) within the wall panels to reduce on-site labor costs by up to 50%. Check if they offer 'Turnkey' solutions including flooring, cabinetry, and sanitary ware.

The biggest risks are non-compliance with local building codes and shipping damage. To mitigate this, hire a third-party inspector to conduct a 'Pre-shipment Inspection' focusing on welding quality and waterproof sealing. Use Made-in-China.com's Secured Trading services to ensure payments are only released upon meeting specific quality milestones.

Focus on the Total Landed Cost rather than just the FOB price. Negotiate for spare parts (extra bolts, sealant, touch-up paint) to be included at no cost (usually 2-3% of order value). For orders exceeding 5 units, aim for a 5-10% volume discount or an upgrade to double-glazed Low-E glass to increase the property's value.

Prefab homes are typically shipped in 40ft HQ containers or as Flat-packs. Ensure the supplier uses protective corner casting and heavy-duty plastic wrapping to prevent moisture ingress during sea transit. Confirm the Incoterms clearly; CIF (Cost, Insurance, and Freight) is often preferred for first-time buyers to simplify the insurance process against maritime risks.

Prioritize Audited Suppliers on Made-in-China.com who have undergone on-site factory verification. Check their Export Experience—suppliers who have previously shipped to your specific country will be more familiar with your local customs requirements and Certificate of Origin needs to help you reduce import tariffs.
